Frequently Asked Questions

Everything You Need to Know

The Commons 1854 — 4 North Common Street, Topsfield, Massachusetts 01983

How many weddings do you host per day?

Only one. Your wedding is our only event that day — from setup to send-off, our entire team is focused on you.

What is the guest capacity at The Commons 1854?

We accommodate up to 200 guests for a seated dinner. Our flexible floor plan works beautifully for intimate gatherings of 50 or grand celebrations of 200.

Is catering in-house or do we need to hire a caterer?

All catering is in-house. Our Executive Chef and culinary team prepare everything on-site with fresh, seasonal New England ingredients. No outside caterers needed — and no hidden delivery or setup fees.

Can we have both our ceremony and reception at the venue?

Absolutely. We offer beautiful outdoor ceremony space in our garden courtyard and indoor options as well. Having everything in one location eliminates transportation stress and creates a seamless experience for your guests.

Is a wedding coordinator included?

Yes. Every wedding at The Commons 1854 includes a dedicated Certified Wedding Planner who handles your timeline, vendor communication, rehearsal coordination, and all day-of logistics.

What is your rain plan for outdoor ceremonies?

New England weather is unpredictable, so we always have a backup plan. If rain threatens your outdoor ceremony, we seamlessly transition to our equally stunning indoor space — no stress, no scrambling.

Can we do a food tasting before booking?

Yes! We offer private tastings so you can experience our cuisine firsthand. Our Executive Chef will walk you through menu options and customize dishes to your preferences.

How far in advance should we book?

Popular dates (especially Saturdays in peak season) book 12-18 months in advance. We recommend scheduling a tour as soon as you are engaged. Some couples book 2 years out for their ideal date.

What is included in the venue package?

Our all-inclusive packages include the venue space, in-house catering, tables, chairs, linens, china, flatware, glassware, setup and breakdown, a dedicated coordinator, and complimentary parking. We keep it simple — one price, no surprise fees.

Do you accommodate dietary restrictions and allergies?

Absolutely. Because our chef prepares everything in-house, we handle all dietary needs — gluten-free, vegan, kosher-style, nut allergies, you name it. Every plate is prepared with care and clearly labeled.

How long has The Commons 1854 been in business?

We have been hosting weddings for 29 years and have earned 20 consecutive WeddingWire Couples Choice Awards. With over 300 five-star reviews and a 100% recommendation rate, our experience speaks for itself.

Where is The Commons 1854 located?

We are located at 4 North Common Street in Topsfield, Massachusetts on the beautiful North Shore — about 30 minutes north of Boston. Easy access from Routes 95 and 1, with complimentary on-site parking for all guests.

Can we bring our own alcohol?

We offer a full bar service with premium liquor, beer, and wine packages. Please ask your coordinator about our beverage options during your tour.

Do you allow outside vendors (DJ, photographer, florist)?

Yes! While our catering is in-house, you are welcome to bring your own DJ, photographer, videographer, florist, and other vendors. We also have a preferred vendor list with over 50 trusted professionals if you need recommendations.

What does the venue look like inside?

The Commons 1854 features an elegant all-white interior with warm hardwood floors, Swarovski crystal chandeliers, and floor-to-ceiling windows with natural light. It is a neutral canvas that makes any color palette and design vision come to life.

Is there a bridal suite?

Yes. We have a private bridal suite where you and your wedding party can get ready, relax, and take photos before the ceremony. It is fully equipped with mirrors, seating, and refreshments.

What is the 18% administrative fee?

The administrative fee covers the coordination, service staff, setup, breakdown, and event management that goes into making your wedding flawless. It is included in your quote so there are no surprises.

Why choose an indoor venue over a tent or barn wedding?

Comfort for five hours straight. In a tent, summer humidity makes hair fall flat, makeup run, and guests drip through their tuxedos. When it rains, water leaks through stitching, pools on the ground, and mud ruins shoes walking to restrooms. Barns often lack attached bathrooms and when wind shifts, farm smells become unbearable. At The Commons 1854, you get climate-controlled elegance, filtered air, attached restroom facilities, bug-free interiors, and every guest within earshot of the music, the toasts, and the moments that matter. No scattered guests wandering trails. No circuit breakers popping from outside caterers overloading the system. Just five hours of uninterrupted celebration in a stunning, purpose-built space.

What about oceanfront or waterfront wedding venues?

Beautiful scenery — but sand fleas (no-see-ums) bite hard and burn. Wind whips veils and tablecloths. Guests scatter across grounds and miss dinner, toasts, and key moments. And most waterfront venues bring in outside caterers who are unfamiliar with the site. At The Commons 1854, everything is contained, coordinated, and comfortable. Our in-house team has worked this kitchen for 20 years. No surprises.

What about the quality of your ingredients?

We do not compromise. Our flour, extra virgin olive oil, aged hard cheeses, and select cured salamis are imported directly from Italy — where food standards are among the strictest in the world. Many common ingredients used in American kitchens do not meet the standards we hold ourselves to. Our poultry is organic-fed with zero hormones or antibiotics. Our produce is hand-picked and seasonal. If it does not meet our standard, it does not enter our kitchen.
